The front 70 acres of improved coastal Bermuda are irrigated with portable rain bird sprinklers with 1,200 ft. of hose on a portable reel. The sprinklers cover 300 ft. per pass at 400 gallons per minute provided by a water well. The remaining open acreage is partially improved and unimproved pastures. The property is set up for cattle with working pens, water troughs, great perimeter fencing, and cross fencing. The back acreage is densely wooded with elm, walnut, post oak, live oak, and persimmon trees.

Three water wells produce quality water and are powered by solar, electricity, and diesel generator backup. The pasture irrigation well is powered with an 85 HP John Deer diesel motor with a 3,000-gallon fuel tank. The two house wells are tied into a solar-powered water system with electric grid backup. One well is 450 ft. deep with the pump set at 320 ft., and tests at 600 gallons per minute. These wells pump into a 6,000-gallon storage tank, and overflow goes to a nearby stock pond. The tank feeds into the pressure system which supplies water to both houses and the entire shop area. The third well is tied to the grid to be used for backup. The entire system runs trouble-free and operates efficiently with virtually no maintenance.

There is a half-acre pond in the front pasture. A stock pond near the home is fed by overflow from the water storage tank. Two smaller ponds are found in the back wooded acreage.

The workshop/hangar improvements can be used for both farm & ranch and aviation repair, and all buildings sit on 6-inch commercial grade concrete foundation. The large 80 x 100 ft. building is used for aircraft maintenance along with general ranch maintenance and storage. It includes a clean room, an enclosed paint tent, and a separate 20 x 60 ft. office building with a 10 x 40 ft. covered porch. The main shop has 6,400 sq. ft. of enclosed insulated area with two 14 ft. and two 10 ft. rollup doors and a 60 x 18 ft. sliding door. The general maintenance and overhaul building is 65 x 100 ft. with 4,625 sq. ft. enclosed and insulated with one 10 ft. and two 14 ft. rollup doors. Both buildings are joined by 8,175 ft. of covered metal roof, which is used for storage and projects. In total, there is a whopping 20,800 sq. ft. under roof! The improved grass runway is 60 x 3,300 ft. and runs along the eastern boundary.

All farming and construction equipment and accessories are negotiable.

The 2016-built modular home has 2,280 sq. ft. of living space with 3 beds and 2 baths. It is surrounded by 867 sq. ft. of covered cedar porches and is connected to a 30 x 40 ft. three-car garage with a 5 x 31 ft. covered walkway. The views from the front and back overlook coastal Bermuda hay fields dotted with post oaks and large live oak trees surrounding a pond that is home to a white goose. In the back is a 20 x 20 ft. outdoor kitchen built with large cedar beams and a metal roof. The kitchen includes hot water, refrigerator, ceiling fan and brick barbeque. Down the walkway is a 15 x 30 ft. in-ground pool surrounded by a large stamped concrete apron and partially covered by a 15 x 15 ft. sun sail.

The guest house is a 16 x 76 ft. trailer house surrounded by trees on the edge of the woods. It is completely self-sufficient and designed for guest privacy whether they drive or fly in.
